As prices rise, August single-family home sales log slight decline
PORTSMOUTH—Against a background of elevated sales prices and mortgage interest rates, August sales of single-family homes in the 13-Sample Seacoast Towns declined six percent from 2025, even as the median sale price rose 8.6 percent. The news came in statistics just released by the Seacoast Board of REALTORS.
The 13 Sample Seacoast Towns are Exeter, Greenland, Hampton, Hampton Falls, New Castle, Newfields, Newington, North Hampton, Newmarket, Portsmouth, Rye, Seabrook, and Stratham.
Despite the volume decline, it was a record August for million-dollar-plus sales (32) with the biggest coming on the water in Hampton at 4 Nor’East Lane for $5,010,000-the second biggest sale ever in Hampon. Of the month’s seventy-seven sales, eight exceeded $2 million dollars. The August median sale price was $923,500, the highest since April. There were 197 active listings at month’s end, the most since June 2020.
For the first eight months of 2026, single-family sales are up 3 percent, and the median sales price is $890,000 up 3.9 percent.
The condominium market continued to struggle. The sixty sales for the month are off 14.2 percent and the monthly median sales price of $507,500 is off 16.9 percent from 2025. However, for the year condominium sales are up 3.4 percent, but the median sales price of $569,000 is off 2.7 percent.
The month’s biggest condominium sale came on Campbell’s Island in New Castle at $3,950,000, a full price transaction.
“The Seacoast real estate market continues to hold its own despite extraordinary economic pressures,” said Ryan Kaplan, president of the Seacoast Board of REALTORS. “Consumers continue to demonstrate confidence in local real estate.”
