AS INVENTORY, INTEREST RATES INCREASE, SEPTEMBER SALES COOL
PORTSMOUTH—September available inventory in the 13 Sample Seacoast Towns reached its highest level since June 2020, but total sales were off by 18.1 percent from last year and last month, according to statistics just released by the Seacoast Board of REALTORS.
The 13 Sample Seacoast Towns are Exeter, Greenland, Hampton, Hampton Falls, New Castle, Newfields, Newington, North Hampton, Newmarket, Portsmouth, Rye, Seabrook, and Stratham.
Against a background of negative economic news and mortgage interest rates exceeding 7 percent, September single family sales slipped to the lowest level since April and the slowest September in two years. Still, Portsmouth saw its biggest sale ever at 58 State Street, an 8-bedroom, 12-bath, 8.583 square foot home. The property sold at $8.3 million dollars, $200,000 under ask.
The September median sale price was $799,000, the second lowest for the year. For the first nine months of 2026 there have been exactly two more sales than in 2025, while the median price of $882,000 is up 3.8% from a year ago.
Condominium inventory has reached its highest level since April 2020, but sales were almost flat from a year ago. There were fifty-four transactions, three less than last year. Still, the monthly median sale price of $645,000 is the high for the year and the highest since December 2025.
Two of the top three condominium sales came in Portsmouth with the highest recorded at One Harbour Place, a 2-bedroom, 3-bath, 2,350 square foot water view unit that sold for $2,875,000 or $225,000 under ask.
Condominium sales are up 3.2 percent for the year, but the median price is off 1.1percent at $575,000.
“The single-family market continues to be in a bit of a holding pattern despite more inventory choices,” said Ryan Kaplan, Seacoast Board of REALTORS president. “Still, sale prices continue to trend higher, a tribute to the value buyers are placing on Seacoast real estate.”
