June high-end sales volume sets all-time record
PORTSMOUTH—June sales of homes priced at $1 million dollars or more set an all-time volume record in the 13-Sample Seacoast Towns, according to statistics just released by the Seacoast Board of Realtors.
The 13 Sample Seacoast Towns are Exeter, Greenland, Hampton, Hampton Falls, New Castle, Newfields, Newington, North Hampton, Newmarket, Portsmouth, Rye, Seabrook, and Stratham.
June’s 42-million-dollar transactions breaks an all-time monthly record set last June when there were 32 million-dollar transactions. The biggest of this year’s sales came at 1413 Ocean Boulevard in Rye, a 7-bedroom, 5,596-sf ocean view property set on 2.16 acres which closed at $5.6 million dollars.
The month saw 88 total sales, exactly the same as last year, but with a record median price of $922,500. That broke the old record of $911,500 set last July. Meanwhile June ended with 122 active listings, the most since June 2020.
For the first half of 2024 single-family sales are off 6.6% and the median price is $840,000 up 19.1%.
June condominium sales were off 37.8% from last year, the fewest June sales in 12 years. Still, the monthly median sale price was up 14% from last year at $630,000, but well off the year’s high of $670,450 set in January.
The biggest condominium sale came at 356 Pleasant Street in Portsmouth, a 3-bedroom, 2574 sf unit that closed June 10 for $3.25 million dollars. For the year, condominium sales are up 12.7% and the median sale price of $600,000 is up 9.2% from 2023.
